Foundation crack types: which ones matter
Direction matters more than length. Vertical hairline cracks are usually harmless shrinkage. Horizontal and stair-step cracks indicate force acting on the wall and warrant assessment.
Most foundation cracks are not a problem. A few are. Telling them apart is mostly about direction, and it takes about five minutes with a torch.

Two rows on that table are the ones to act on: horizontal and bowing. Both indicate something pushing on the wall rather than the wall settling under load, and pressure problems progress.
Why direction tells you so much
A foundation wall is strong in compression — it carries the house down onto the soil. It is much weaker against sideways force.
Vertical cracks are generally the wall responding to settlement or shrinkage along the direction it is strong. Common, usually benign.
Stair-step cracks in block follow mortar joints because mortar is weaker than block. They show one part of the foundation moving relative to another — differential settlement. Whether they matter depends on whether they are still opening.
Horizontal cracks mean the wall is being pushed. In a crawl space that is usually hydrostatic pressure from saturated soil, or soil expanding against the wall. This is the one that gets worse rather than stabilising, because the force does not go away by itself.
The five-minute monitoring method
Nothing here needs a specialist, and the result is genuinely diagnostic.
- Mark both ends of the crack with a pencil line and write the date on the wall
- Measure the width at the widest point — a feeler gauge or a printed crack card is ideal, a ruler is adequate
- Photograph with the ruler in frame and the date visible
- For anything you are worried about, fit a crack monitor — two overlapping plates with a grid, under $30
- Repeat at three months and six months
Three sets of readings across two seasons answers what no single inspection can: is this a crack, or is this movement?
Remember that Tennessee clay cycles seasonally. A crack that is widest in a dry August and narrowest in a wet February is soil moisture doing what soil moisture does. A crack that is wider each time you look, regardless of season, is not.
Tennessee’s two patterns
Central Basin — Nashville, Murfreesboro, Lebanon. Thin soil over shallow Ordovician limestone, with the highest sinkhole density in the state. Differential settlement here frequently comes from soil depth varying across the footprint — deep residuum over one corner, rock near the surface at another. Expect diagonal and stair-step patterns. Sudden rather than gradual movement, especially with a depression appearing in the yard, raises a sinkhole question.
Valley and Ridge — Knoxville, Chattanooga, the Tri-Cities. Pinnacled rockhead, with sound limestone three feet down at one corner and thirty feet at another. This produces classic differential settlement, and it is why repair depth and cost vary so much between neighbouring houses.
What repair costs, once you know which it is

That last row belongs on the list more often than it appears on quotes. A horizontal crack caused by hydrostatic pressure will recur after the wall is braced unless the water is dealt with. Bracing resists the force; drainage removes it.
The rule that saves the most money
Do not repair a crack until you know whether it is moving. Repairing stable historic damage is cosmetic work sold at structural prices — and monitoring for six months costs $30.
Common questions
How wide is too wide?
As a rough field guide, under about 1/8 inch is usually monitoring territory, 1/8 to 1/4 inch warrants attention, and over 1/4 inch generally warrants an engineer. Direction and pattern override width, though — a hairline horizontal crack matters more than a wide vertical shrinkage crack.
Why do cracks open and close with the seasons?
Clay soils swell when wet and shrink when dry, moving the foundation slightly through the year. Seasonal cracks that open in dry summers and close in wet winters are usually soil moisture cycling, not progressive failure.
Should I just fill them?
Filling stops water and insects but does not address why the crack formed. On a stable crack that is fine and sensible. On an active one it hides the evidence you need.
How do I know if it is still moving?
Mark each end with a pencil line and the date, or fit a crack monitor. Photograph with a ruler alongside. Re-check in three and six months. Cheap, and it answers the only question that matters.
Do cracks affect my home's value?
Visible cracks affect buyer confidence more than they affect structure. An engineer's report showing historic, stable movement is often worth more at sale than cosmetic repair that hides it.
