What a structural engineer's report costs — and when you need one
A residential structural inspection and report in Tennessee typically costs $400 to $900. On a repair that can run $4,000 to $40,000, it is the only opinion you will get from someone with nothing to sell you.

For most Tennessee homeowners the decision is between the $400 letter and the $900 report. If you intend to get contractor bids, buy the report — the specification is the thing that makes bids comparable.
Why the free inspection is not the same product
A foundation contractor’s free inspection is a legitimate part of their sales process, and many are performed by knowledgeable people. It is still structurally a sales call.
Consider what each party is answering:

The question that matters most — is this still moving? — is the one a contractor is least likely to raise, because “wait six months and re-measure” is not a sale. And it is frequently the correct answer. Foundations that settled years ago and stabilised often need no structural repair at all.
What the report should contain
Ask for these before you book, and be wary if a firm will not commit to them:
- Findings — what was observed, where, with measurements rather than adjectives
- Elevation data — floor-level readings across the footprint, so movement is quantified
- Cause — the mechanism, not just the symptom. Settlement, heave, moisture, poor bearing, pinnacled rock
- Whether movement is active — and if it cannot be determined from one visit, what monitoring would establish it
- A specification — the remedy in enough detail that three contractors would bid the same scope
- What does not need doing — as valuable as the rest, and it is the part a sales inspection never includes
- A PE stamp — a professional engineer’s seal, which is what gives the report weight with insurers, lenders and buyers
Where the report pays for itself
Bidding. Three contractors quoting the same engineer-written specification produce three comparable numbers. Three contractors quoting their own diagnosis produce a range so wide it tells you nothing — the $6,000 and the $30,000 quotes are usually not the same job.
Insurance. If you are arguing a plumbing-leak exception, the engineer’s opinion on cause and sequence is the evidence the claim turns on.
Selling. A buyer confronting “evidence of movement, recommend specialist evaluation” imagines the worst and negotiates from there. A buyer holding an engineer’s report showing historic, stabilised movement and a $4,200 remedy negotiates from $4,200.
Not doing the work. The most valuable outcome, and a real one. An independent opinion that the movement is historic and stable saves the entire repair cost.
The Tennessee-specific reason to insist on this
Depth to competent bearing varies enormously across short distances in this state.
In the Valley and Ridge — Knoxville, Chattanooga, the Tri-Cities — folded rock produces a pinnacled rockhead, with sound limestone three feet down under one corner of a house and thirty feet under another. In the Central Basin around Nashville, thin soil sits over shallow limestone with karst voids beneath it.
Identical cracks upstairs can mean entirely different things underneath, and pier depth is a major cost driver. Specifying a repair without establishing what is actually under the footings is guesswork, and on this geology it is expensive guesswork.
How to find one
Look for a licensed Professional Engineer in Tennessee doing residential structural work, ideally one who does not also sell repairs. Ask directly whether they perform or subcontract remediation — the answer you want is no.
Ask what the report includes, whether elevation readings are part of it, and whether they will answer the “is it still moving” question or specify monitoring to establish it. Those three answers separate a real engagement from a paper letter.
Common questions
Isn't the contractor's free inspection the same thing?
No. A contractor's inspection is a sales call performed by the party who profits from the answer. That does not make it dishonest, but it does mean the question 'do you need work?' is being answered by the person who would do the work.
Do I need a structural engineer or a home inspector?
A home inspector reports observations across the whole house and will tell you to consult a specialist. A structural engineer diagnoses cause and specifies a remedy. For a foundation decision you want the engineer.
Will the report tell me what the repair costs?
Usually not a price — engineers specify, contractors price. But the specification is what lets you get three comparable bids instead of three different sales pitches.
Can the engineer also do the repair?
Look for one who does not. Independence is the entire value of the report. Some firms do both; those two roles sit in tension.
Is it worth it if I am selling?
Often more so. An engineer's report turns a buyer's open-ended fear into a bounded number, and a bounded number negotiates far better than an unknown.
