Crawl space problems
Water or mold in your crawl space?
Many Tennessee homes are built over a crawl space, and it is often the first place water collects after heavy rain, a plumbing leak or a broken supply line under the house. Because nobody goes down there often, standing water, wet insulation and mold on the floor joists can go unnoticed until there is a musty smell in the house or floors start to feel soft.

Water damage cleanup versus crawl space repair
We help homeowners in listed ZIPs reach restoration providers for water removal, drying and mold remediation, including in crawl spaces. That is different from structural repairs (such as replacing joists or piers) or encapsulation projects, which are often handled by a separate contractor. Crawl space water and mold: common questions
Why is there water in my crawl space?
Common causes are plumbing leaks, gutters and downspouts emptying near the foundation, soil sloping toward the house, a high water table, and condensation on ducts or pipes. Note when the water appears, for example after rain or all the time.
Is mold in a crawl space a problem?
It can be, because air from the crawl space can move into the living space. The EPA notes that mold needs moisture, so cleanup should be paired with fixing the water or humidity source. Ask the provider how they will control moisture afterwards.
Does insurance cover crawl space water damage?
Sudden leaks such as a burst pipe are often covered, while groundwater seepage, long-term humidity and flooding usually are not. Check your policy before work begins.
How do I check a restoration company in Tennessee?
Tennessee licenses contractors through the Board for Licensing Contractors, and some trades and local governments have their own requirements. Ask for the license number and check it with the state before larger repairs.
