Before you book restoration work

A short call can cover a lot. Use this checklist to understand who you are speaking with, what they can accept and what you are agreeing to.

Start with your ZIP code and damage type. Then confirm the recipient's identity, assessment charges, proposed scope and next steps before authorizing work.

1. Describe the situation

Make a brief note of when you noticed the problem, the affected rooms, and whether it involves water, fire, possible contamination or mold. Tell the recipient about official access restrictions. Do not investigate hazardous areas just to answer a question.

2. Confirm who receives the referral

Ask for the company's name and contact details. This website routes calls through LeadSmart; we do not perform the restoration. Ask whether the recipient will do the work or arrange another provider. Confirm that your ZIP code and specific job can be accepted.

3. Distinguish an assessment from a work authorization

Ask if the visit has a charge, whether any deposit is requested, and whether signing a document authorizes cleanup or only an assessment. Read the terms supplied by the provider. Keep a copy of the agreement and ask how cancellation or a scope change would be handled.

4. Compare a written scope

  • Which rooms, surfaces and belongings are included?
  • What will be cleaned, removed or replaced?
  • Are equipment, disposal, storage and return visits included?
  • Who repairs the original source of damage?
  • What work is excluded, and who approves additional charges?
  • What records will document the work and its completion?

5. Keep cleanup and rebuilding clear

Initial mitigation and later rebuilding may be separate. Ask whether the provider handles both, and who coordinates any other trades. If insurance is involved, contact your insurer directly for instructions about your policy and documentation. Neither this website nor the referral line should be treated as a coverage decision.

6. Agree on the next contact

Write down whom to contact, any proposed appointment time, and how changes will be communicated. A call-button click is not a booking; an appointment exists only when confirmed with the recipient.
