Sinkhole damage and insurance in Tennessee
Tennessee law requires every home insurer to make sinkhole coverage available, but not to include it in your policy. Unless you specifically bought the endorsement, you almost certainly do not have it.
Most Tennessee homeowners assume one of two wrong things: either that sinkholes are a Florida problem, or that their policy covers it because Tennessee has a sinkhole law. The state does have one. It does less than the name suggests.
What the Tennessee statute actually requires
Tenn. Code Ann. § 56-7-130 requires insurers writing homeowner property insurance in Tennessee to make coverage available for insurable sinkhole losses. It does not require them to include it.
The practical effect: sinkhole coverage in Tennessee is an optional endorsement you have to ask for and pay extra for. The insurer may charge an additional premium and may require an inspection of the property before issuing it. This is the opposite of Florida, where the regulatory regime is far more prescriptive, and it is why comparing the two states’ advice online produces so much confusion.
Check your declarations page. If sinkhole coverage is not named as an endorsement, you do not have it.
The two definitions that decide every claim
The statute defines its terms narrowly, and both definitions do real work in a dispute.
A sinkhole is a subterranean void created by the dissolution of limestone or dolostone strata from groundwater erosion, causing surface subsidence. If the void was not created by carbonate rock dissolving, it is not a sinkhole under this law — a collapsed mine working or a decayed buried stump is a different argument.
A sinkhole loss is structural damage to a covered structure caused by sudden collapse of the earth supporting it, arising from sinkhole activity. Two exclusions sit inside that definition and they matter enormously:
- It excludes land stabilization and the costs associated with it.
- It excludes cracking or deterioration where there is no structural damage.
Why those two exclusions matter so much
Read together, they remove most of what homeowners expect to be paid for.
The land stabilization exclusion is the expensive one. In a genuine sinkhole event, grouting the void and stabilising the ground beneath the structure is frequently the largest line item in the whole repair — often the majority of a $10,000 to $50,000-plus bill. A policy that repairs the house but not the ground it stands on leaves you with the harder half.
The cracking exclusion removes the slow cases. Karst subsidence in Middle Tennessee is usually gradual: a ripple of hairline cracks, a door that stops latching, a floor that develops a slope over three years. Under this statute that is not a sinkhole loss, because there has been no sudden collapse. The coverage is built around the dramatic event, not the common one.

Your insurer cannot simply blame settlement
There is one provision that works clearly in the homeowner’s favour, and it is worth knowing before a claim conversation.
Before denying a claim on the basis that the damage came from something other than sinkhole activity, the insurer must obtain written certification from an engineer, a professional geologist, or another qualified individual stating that the structural damage was not related to sinkhole activity.
That means “we think it’s just normal settlement” is not, by itself, a valid denial. If you receive one, ask for the certification and who produced it.
The provision runs both ways. A policyholder who submits a sinkhole claim without a good faith basis can be required to reimburse up to $2,500 toward half the cost of the analysis. The sensible order of operations is therefore: independent geotechnical or structural opinion first, claim second.
Which parts of Tennessee actually need this
Sinkhole risk in Tennessee is not evenly distributed, and buying the endorsement is a different decision on the Cumberland Plateau than it is in Rutherford County.

How to tell a sinkhole from ordinary settlement
Neither of these is diagnostic on its own, but the pattern is usually different.
Points toward sinkhole activity: circular or bowl-shaped depressions in the yard; a sudden change rather than a gradual one; water draining from the surface unusually fast or disappearing entirely; a well or spring going cloudy; slumping fence posts or a leaning utility pole; cracks that widen noticeably over weeks rather than years.
Points toward ordinary settlement: movement concentrated at one corner; a long slow progression; cracks that open in dry summers and close in wet winters, which is clay shrink-swell rather than subsidence; damage that tracks a downspout or a drainage problem.
What to do, in order
- Photograph and date everything, including the yard, not just the house.
- Monitor before you act. Crack monitors cost $150–$400 and answer the question that decides everything: is this still moving?
- Get an independent opinion. A structural engineer charges $400–$900. A geotechnical investigation costs more but is what a sinkhole claim ultimately turns on.
- Read your declarations page and establish whether you actually hold the endorsement.
- Then file, with the report in hand — remembering the $2,500 exposure for a claim filed without good faith basis.
- If denied, request the written certification the statute requires.
