Animals in the crawl space
Animals get in through the same gaps that let moisture in, and they stay because a damp crawl space offers water, shelter and food. Trapping without sealing and drying means they come back.
If you have called pest control twice in two years for the same crawl space, the problem is probably not the pest control.
Animals are opportunists. They are not choosing your crawl space; they are taking the first sheltered, humid space with an opening they can fit through. Remove the occupants and leave the conditions, and new occupants arrive.
Why a damp crawl space is attractive
Three things bring animals in, and a wet Tennessee crawl space supplies all of them.
Water. Standing water or damp soil is a drinking source, and in a dry August that matters more than shelter.
Temperature. Ground temperature stays around 55–60°F year-round. That is cool in a Tennessee summer and warm in January — a better environment than outdoors in both directions.
Food and nesting. Fibreglass insulation is ideal nesting material. Damp cardboard, stored boxes and decaying wood support the insects that in turn support everything higher up the chain.

Termite evidence is the one to escalate immediately rather than work through in order. Tennessee is firmly in subterranean termite territory, and damp wood in contact with soil is precisely the condition they need.
Where they actually get in
Not usually the vents, which surprises people. Screened vents keep out most of what people assume they let in. The real openings, in rough order of frequency:
- Plumbing and wiring penetrations through the rim joist, often with gaps around them
- The crawl space access door — poorly fitting, warped, or propped shut rather than latched
- Gaps at the sill plate where the framing meets the foundation
- Deteriorated mortar joints in block foundations
- Corners of vent frames where the frame has pulled away from the block
- Burrows under the footing line, often where soil has washed out from a drainage problem
That last one is the connection worth noticing. Water moving through soil creates voids; voids become entry routes. The drainage problem and the pest problem are frequently the same problem.
The sequence that actually works
- Remove the current occupants. Pest control first — sealing animals inside is worse than leaving them a way out.
- Remove contaminated material. Nesting insulation, droppings, damaged vapour barrier. Rodent droppings require proper protective equipment and should not be swept dry.
- Seal the entry points. Steel wool and sealant at penetrations, mortar repair, a properly fitting and latching access door, sound vent covers.
- Fix the water. Grading, downspouts, drainage — remove the reason it was attractive.
- Dry the space. Vapour barrier and humidity control, so it stops being habitat.
- Re-check in six months. New openings appear; soil washes out; doors warp.

Where encapsulation earns its keep
A properly encapsulated crawl space is a poor habitat and a hard target. Sealed vents, a liner across the soil and up the walls, sealed penetrations and a controlled humidity level remove the water, the nesting material and most of the openings in one go.
It is not sold as pest control and should not be — but on a crawl space with a recurring animal problem and a moisture problem, it addresses both, and the pest side is a genuine secondary benefit rather than a marketing claim.

It is the most common entry point, it costs nothing to check, and a surprising number of recurring rodent problems trace back to a door that has warped, lost a latch, or been left resting against the opening rather than fastened to it.
