Why wood moisture content is the real number
Relative humidity describes the air. Decay happens in the wood.
Wood in normal service equilibrates to roughly 8–14% moisture content. Decay fungi become active when wood moisture content exceeds about 20 to 25% — below that they cannot proliferate, whatever else is true.
So the target hierarchy is:

Air relative humidity matters because it drives wood moisture content over time. High RH for a week means little. High RH for three Tennessee summers means framing sitting in the active decay range for months at a stretch.
Measuring both
A hygrometer for relative humidity. Under $20, and the single most cost-effective diagnostic purchase a crawl space owner can make. Place it in the middle of the space, away from vents and away from any dehumidifier, and leave it a full week. Models that log min/max are worth the small premium because the peak matters more than the average.
A pin-type moisture meter for wood. Inexpensive versions are adequate for the question being asked here, which is “is this over or under 20%”. Test:
- Joist ends where they bear on the girder — usually the wettest point
- The sill plate
- Under bathrooms and the kitchen
- The band joist at the perimeter
- Several points mid-span for comparison
Record readings with dates. The trend over a year tells you more than any single reading.
Why Tennessee crawl spaces are wettest in summer
This surprises people, and it is the key to the whole problem.
Foundation vents exist because building codes written for drier climates assumed outside air would dry a crawl space out. In Tennessee it does the opposite.
Summer dew points here sit above 70°F for months. That humid outdoor air enters through the vents and meets surfaces cooled by the ground below — which stays around 55–60°F year-round. The maintenance nobody mentions
A dehumidifier has a filter and a condensate line. Both need checking, and in a space nobody enters, both get forgotten until the unit stops working and the humidity quietly returns.
Put a reminder in your phone for spring and autumn: check the filter, check the drain runs, check the hygrometer reading. Ten minutes twice a year protects a five-figure investment.
