Sagging, bouncy or sloping floors

Bouncy floors are usually a framing problem — undersized joists, failed piers or a sagging girder. Sloping floors are usually a foundation problem. The distinction matters, because it changes the repair by a factor of ten.

Two different complaints get described the same way, and separating them is the first useful thing you can do.

Bouncy means the floor moves when you walk on it and returns. That is deflection in the floor framing — joists, girders, piers.

Sloping means the floor sits lower in one place and stays there. That is usually something under the framing having moved — a pier, a footing, the soil.

A floor can be both. But the one that dominates tells you where to look.

The four causes, ranked by how often they turn out to be the answer

1. Failed or settling piers — most common

Interior piers in Tennessee crawl spaces are frequently dry-stacked block on a small pad, and many pre-1980 homes have piers that were undersized for the load from the beginning. Add decades of moisture and soil movement and they settle, tilt or crack.

Tell: Slope concentrated in one area. A visibly tilted, cracked or crumbling pier, or a visible gap between the pier top and the girder.

2. Sagging girder — common

The main beam carrying the joists deflects between supports, either because the span is too long for its size or because a pier beneath it dropped.

Tell: A long, smooth dip through the middle of a room rather than a localised low spot. Sighting along the girder from one end usually shows it.

3. Undersized or damaged joists — common

Original joists too small or spanning too far, producing bounce without much permanent sag. Or joists weakened by moisture, decay or by a plumber who notched one to run a drain.

Tell: Bounce rather than slope. Often worst mid-span between supports. Look for notches, holes and drilled penetrations near joist ends.

4. Foundation movement — least common, most expensive

The perimeter foundation itself has moved, taking the floor with it.

Tell: Slope at the perimeter rather than the interior, usually with exterior evidence — stair-step cracks in brick, separated trim, doors out of square at an exterior wall.

Measure it yourself in ten minutes

You need nothing but a marble and, ideally, a long level or a laser.

The marble test tells you direction. Place it on the floor in several rooms and watch where it goes. Consistent direction across rooms suggests a broad cause; different directions in different rooms suggests localised pier issues.

The measurement tells you magnitude. Lay a four-foot level on the floor, note the gap under the low end, and repeat on a grid across the house — every four feet, recording each reading with its location. A laser level makes this far easier and a basic one is not expensive.

Write the readings down with the date. Repeat in three months. The comparison between the two sets is worth more than either set alone, because it answers the question that decides everything: is this still moving?

The spread between the top and bottom of that table is the reason to diagnose before you buy. Pier and joist work sits in the low thousands. Foundation underpinning is an order of magnitude more, and a contractor who quotes the second for a problem that is the first has not been contradicted by anyone.

Why moisture is so often the real story

In Tennessee crawl spaces, framing problems and moisture problems are usually the same problem at different stages.

Wood in equilibrium sits around 8–14% moisture content. Decay fungi become active above roughly 20–25%. A crawl space running at high humidity for successive Tennessee summers pushes framing into that range, and decayed wood loses stiffness before it loses strength — which is felt as bounce long before anything looks obviously rotten.

So the sequence that actually holds: fix the moisture, then repair the framing. Sistering a joist in a crawl space that will be at 85% relative humidity next July is buying the same repair twice.

When to get an engineer rather than a contractor

Get one if the slope exceeds roughly an inch over twenty feet, if your two sets of measurements three months apart show movement, if there is exterior cracking as well, or if quotes you have received vary by more than about double.

That last trigger is the most reliable in practice. Wildly divergent quotes almost always mean the contractors are diagnosing different problems, and only an independent structural engineer settles which one is right.

Common questions

How much slope is too much?

There is no universal code threshold for existing homes, but many engineers treat roughly an inch over twenty feet as worth investigating and more than that as likely significant. What matters more than the absolute number is whether it is changing.

Is a bouncy floor dangerous?

Rarely an immediate safety issue, but it means the floor system is deflecting more than it was designed to. Bounce is the early signal of a condition that gets more expensive the longer it runs.

Can I just add a jack post myself?

You can buy one, but lifting a settled floor too fast cracks drywall, breaks tile and can damage framing. Lifting is done in small increments over weeks. And if the pier is failing because the soil beneath it is failing, a new post on the same soil repeats the problem.

Why is it worse in some rooms?

Usually because the girder or pier under that area is the one that failed, or because the joist span there is longest. Localised symptoms usually mean a localised cause, which is good news for the bill.

Will fixing it make my doors work again?

Sometimes, if the doors moved because the floor did. If the doors stick seasonally and the floor is level, that is humidity rather than structure.
